Located in Florissant, Colorado was founded in 1971 and consists of 194 tracts encompassing ~ 6400 acres of land.

2023/2024 Change in Bear Trap Annual Assessments
Bear Trap's fiscal year runs from Sept 1 - August 31. Assessments are now $300. The raise in the assessment was voted on by the membership at the Annual meeting on August 12,2023, following a motion from the floor and a subsequent vote by the members in good standing. The constantly rising cost of fuel and road materials was the basis for the increase.. This assessment is due September 1, 2023, and if payment is not received by September 30, 2024, a $50 late fee will be charged.
Per the bylaws, Article VIII Section 4. Due Date on Assessment. The amount agreed upon by the Voting Members at the Annual Meeting shall be assessed to each property on the day of the meeting. Assessments shall be due for the next fiscal year on the 1st of September. As a courtesy, arrangements may be made to make the payment on a periodic basis by contacting the Treasurer.
There will be a $50 late fees for owners who are not current on their Association dues. (This provision can be found in the bylaws, Article VIII, Section 5 (b) (1) and (2)).

The Amendment to Raise the threshold for the Annual Assessment Passed by a margin of 41 -Yes; 9 – No ; 2 – not voting. This vote required a 2/3rds majority of the members represented at the Annual Meeting to pass according to the bylaws. This equals 35 rounding up [(52*(2/3)=34.66] threshold was met.
Below shown in Red is the approved change.
Article VIII
Section 1. Creation of the Lien and Personal Obligation of Assessments
The Owner(s) of each Tract of land covenants and agrees to pay to the Association an annual assessment, the amount of which shall be determined annually by the majority vote of the attending Voting Members and authorized proxies at the annual meeting.
Each Tract shall be subject to an annual assessment not to exceed four hundred dollars ($400.00). The maximum assessment amount shall be amendable by the assent of two thirds (2/3) of the designated Voting Members and authorized proxies attending an Association meeting.
Payment of annual assessments is mandatory and the obligation to pay is tied exclusively to Tract Ownership. Failure to pay shall result in the remedies described in Section 5 of this Article.
Since this amendment was just past, it does not come into effect this year, August 31, 2024- Sept 1, 2025 . The membership will be able to vote any increase in Assessment at the next Annual Meeting the second Saturday of August 2026 or if a Special Meeting is called by the membership.
By show of hands, the Assessment for fiscal year September 1, 2025-August 31, 2026, passed, and remains $300.00 .

Grading has begun on all ranch roads.
Please slow down and watch for equipment on roadways. You might not see the grader or dump truck especially on hills and blind spots on roads. If you hit the people working or equipment you will be at fault!
