located in Florissant, Colorado was founded in 1971 and consists of 194 tracts encompassing ~6400 acres of land.

2022/2023 Change in Bear Trap Annual Assessments
Bear Trap's fiscal year runs from Sept 1 - August 31. Assessments are $225. The assessment was voted on by the membership at the Annual meeting for 2022-2023 to remain at $225 for the next fiscal year. This assessment is due September 1, 2022, and will be for the fiscal year beginning Sept 1, 2022, to August 31, 2023.
Per the bylaws, Article VIII Section 4. Due Date on Assessment. The amount agreed upon by the Voting Members at the Annual Meeting shall be assessed to each property on the day of the meeting. Assessments shall be due for the next fiscal year on the 1st of September. As a courtesy, arrangements may be made to make the payment on a periodic basis by contacting the Treasurer.
There will be a $50 late fees for owners who are not current on their Association dues. (This provision can be found in the bylaws, Article VIII, Section 5 (b) (1) and (2)).
