Results of the August 2026 Annual Meeting
There were 44 properties representatives at the meeting. This constitutes a quorum according to the bylaws.
At Annual Meeting of BTRLOA the election of the Board of Directors was held. The following are the five receiving the highest votes:

CJ Lekan
Jeff Shrader
Wes Shirley
Jon Luksch
Also, at the meeting the new assessment for period September 1, 2026, to August 31, 2027, was voted on.
Motion from the floor was made by Rick Scheffel to increase the assessment to $400.00. The vote was 38 yay [84 %], 6 nay. Therefore, the new assessment due September 1, 2026, is now in effect.

Letter from the Board of Directors
This letter is being sent to inform you that the Bear Trap Ranch Landowners Association assessment for fiscal year 2026-2027 is due in September 2026. This year, the annual assessment is $400.00.
PLEASE read the latter part of this letter for a full explanation of the increase.
The assessment is due September 1st and must be received no later than September 30, 2026, to avoid a $50 late fee. This ‘Late Fee’ was approved by the membership at the 2017 Annual Meeting, and can be found in our bylaws, Article VIII, Section 5 (b) (1) and (2), available on our website www.btrlacolorado.com.
Kindly send your payment to the address below before the deadline to avoid late charges and maintain your Member in Good Standing status. If you need to make payment arrangements, please contact C J Lekan at btrtreasurer@gmail.com or call 719-689-5565 any day between 12:00 PM to 8:00 PM.

The Amendment to Raise the threshold for the Annual Assessment Passed by a margin of 41 -Yes; 9 – No ; 2 – not voting. This vote required a 2/3rds majority of the members represented at the Annual Meeting to pass according to the bylaws. This equals 35 rounding up [(52*(2/3)=34.66] threshold was met.

Article VIII
Section 1. Creation of the Lien and Personal Obligation of Assessments
The Owner(s) of each Tract of land covenants and agrees to pay to the Association an annual assessment, the amount of which shall be determined annually by the majority vote of the attending Voting Members and authorized proxies at the annual meeting.
Each Tract shall be subject to an annual assessment not to exceed four hundred dollars ($400.00). The maximum assessment amount shall be amendable by the assent of two thirds (2/3) of the designated Voting Members and authorized proxies attending an Association meeting.
Payment of annual assessments is mandatory and the obligation to pay is tied exclusively to Tract Ownership. Failure to pay shall result in the remedies described in Section 5 of this Article.
Since this amendment was just past, it does not come into effect this year, August 31, 2024- Sept 1, 2025. The membership will be able to vote any increase in Assessment at the next Annual Meeting the second Saturday of August 2026 or if a Special Meeting is called by the membership.
By show of hands, the Assessment for fiscal year September 1, 2025-August 31, 2026, passed, and remains $300.00 .
