Located in Florissant, Colorado was founded in 1971 and consists of 194 tracts encompassing ~ 6400 acres of land.

Results of the August 2026 Annual Meeting
There were 44 properties representatives at the meeting. This constitutes a quorum according to the bylaws.
At Annual Meeting of BTRLOA the election of the Board of Directors was held. The following are the five receiving the highest votes:
Joel Nienhauser
CJ Lekan
Jeff Shrader
Wes Shirley
Jon Luksch
Also, at the meeting the new assessment for period September 1, 2026, to August 31, 2027, was voted on.
Motion from the floor was made by Rick Scheffel to increase the assessment to $400.00. The vote was 38 yay [84 %], 6 nay. Therefore, the new assessment due September 1, 2026, is now in effect.

Letter from the Board of Directors
This letter is being sent to inform you that the Bear Trap Ranch Landowners Association assessment for fiscal year 2026-2027 is due in September 2026. This year, the annual assessment is $400.00.
PLEASE read the latter part of this letter for a full explanation of the increase.
The assessment is due September 1st and must be received no later than September 30, 2026, to avoid a $50 late fee. This ‘Late Fee’ was approved by the membership at the 2017 Annual Meeting, and can be found in our bylaws, Article VIII, Section 5 (b) (1) and (2), available on our website www.btrlacolorado.com.
Kindly send your payment to the address below before the deadline to avoid late charges and maintain your Member in Good Standing status. If you need to make payment arrangements, please contact C J Lekan at btrtreasurer@gmail.com or call 719-689-5565 any day between 12:00 PM to 8:00 PM.

Grading has begun on all ranch roads.
Please slow down and watch for equipment on roadways. You might not see the grader or dump truck especially on hills and blind spots on roads. If you hit the people working or equipment you will be at fault!

Grader Repair Update
The Board got some updates from the mechanics working on the association’s grader. There are some cylinder issues with the repair and the mechanic suggested that he could install a new engine block for less than the needed repairs. He located a brand-new engine that the company was discontinuing for $11,000. Motion was made to approve this purchase with the repairs still being in the range of $20,000 with labor. Motion passed unanimously.

Roads
Our insurance company that ensures the Association property and Roads is requiring us to mitigate trees and slash along roadways so that fire equipment can pass on roadways. Many of the last roadwork days have been spent clearing brush along ranch roadways. We have contacted the Four Mile Fire Department to help us chip the slash created during mitigation. The Association pays the fire department for this out of Association funds.
The Ranch does not provide chipping services to individual landowners. Trees cut down or limbed along the roads and rights-of-way are done in compliance with the Fire Department to ensure their vehicles can safely travel through the Ranch in the event of a fire. Road funds are used to compensate the Fire Department for their services. We do not have the funds to pay private owners’ chipping.
If you are doing fire mitigation on your property, do not put cut branches or limbs along the roadway unless you have made arrangements with the Fire Department or other service to chip or remove it. These piles hamper road maintenance and snow removal.
